Energy Performance Certificates for buildings is a Europe-wide initiative aimed at increasing awareness of carbon dioxide emissions that cause global warming, and to encourage individual householders to make improvements to reduce emissions. In the UK 27% of carbon dioxide emissions are from homes, the second biggest sector after transport. Most Energy Performance Certificates are generated as part of a Home Inspection Pack when homes are being sold, but they can be ordered anytime by people interested in looking to save energy costs. A good time to get one, for instance, might be after installation of a new central heating system or cavity wall insulation.
All rented properties will start requiring an Energy Performance Certificate from around October 2008
Energy assessments require a qualified domestic energy assessor to inspect your property, which takes typically 45 minutes. The data is put together using government-approved software and the resulting document is the Energy Performance Certificate (EPC). The EPC will give you a rating band between A (good) and G (poor).
